Parking

3 car spaces are allocated for 12a Sentinel Chalet.

Lockup garage for 2 cards and 1 side parking spot located near the bin enclose.  Otherwise on street parking available.  Please do not park in front of Townhouse 12b.

Keys – Keypad

There is a keypad to close the garage door behind you when you leave.  You can also exit via the side door through the mud room.  Keys will be on entry hall table.  Please lock all doors and TURN OFF gas heater and central heating when you leave the home for the day.

Security / Damage Deposit

Security / Damage Deposit shall be refunded provided the following provisions are met:

  • No damage or loss to the property
  • Occupancy limits are observed
  • Check out instructions and house rules are abided by.

House Rules

  • No smoking
  • No pets
  • Quiet time hours between 10pm – 7am
  • Guests – No more than 14 people allowed overnight
  • No parties
  • No shoes, ski boots or snow boots inside.  Mud room area is specially designed for removing and storing footwear

Check Out

  • Remove all sheets, bedding and towels.  Place inside linen bags provided in laundry cupboard.
  • Turn off central heating and gas fireplace.
  • Gather all rubbish from bathroom bins and kitchen bin and place in RED rubbish bin.
  • If any furniture was moved, please place in its original location.
  • Wipe clean benches in kitchen.  Load all dishes into dishwasher and press start.
  • Please empty and dispose of used food items in the fridge.
  • Place all recycling in yellow bin located in bin storage area.
  • Patio areas left tidy.  BBQ scraped clean if used.

Additional Rules

During your stay in my listing I require that you are aware of and agree to abide by the NSW Government’s Code of Conduct for the Short-term Rental Accommodation Industry. In abiding with the Code of Conduct.

You also agree to:

1. Treat my neighbours with respect by keeping noise to a minimum and within acceptable levels as it is a residential area.

2. Not host parties or events that would disrupt the peace and comfort of my home or neighbours, and follow the house rules. .

3. The premises are rented to you for holiday purposes only and for the period stated on the payment receipt. Check in time is from 3.00pm on the day of arrival and check out is 10.00am on the day of departure. Keys must be returned by 10:00am on the date of departure. Property must be left clean and tidy. All dishes must be stacked in dishwasher and dishwasher turned on. All bed to be stripped of linen and place in linen bags located in the laundry cupboard.

4. All reservation required to pay 50% of booking total at the time of booking. Or 100% if booking as per Airbnb.

5. Cancellation Policy – Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

6. Each reservation is subject to a security bond upon arrival. Will be refunded within 2 days of post departure inspection. The Security Bond covers cleaning outside normal requirements, excessive garbage, damage, breakage/s, loss of property, lost keys and late departure.

7. The premises must be kept in a tidy state and the number of occupants must not exceed the number of beds, or the number of same as stated on the confirmation.

8. The property is offered to you in a clean and functional condition. Upon departure the property must be left in a clean, tidy condition with all garbage put in rubbish bins. An additional charge will be applied for cleaning considered to be beyond normal expectations, excessive rubbish removal, and loss/non return of keys.

9. All damage, breakages or losses incurred during your time of occupancy are your responsibility and must be reported and paid for by you. Any unreported damage, breakage or loss discovered following your departure will result in any charges associated there with being applied against the security bond provided by you upon collection of keys. An inspection of the premises can be made upon demand by the owner or agent should the need arise.

10. No use of personal gas cooker or alternative cooking equipment that has an open flame (including candles) other than what is supplied to be used in the property.

11. Under NO circumstances are animals or related species permitted on or inside the premises. Any breach of this condition will incur an automatic carpet cleaning fee of $300.00 and any additional charges relating to excess cleaning and damage to any part of the property.

12. Acceptance of this booking is made in good faith but may be subject to change due to circumstances beyond our control.

13. For your security and safety please ensure that all windows and doors are securely locked when leaving the premises as weather conditions can change suddenly, causing damage to personal and owners’ property. Attention needs to be given to the security of the property due to the high incidence of crime in holiday seasons. No responsibility is by this booking agent or the owner/s for the tenants’ personal property.

14. Strata by-laws and council regulations must be complied with. We ask that consideration be given to other guests with respect to noise and other issues that affect the peaceful enjoyment of others.
